2. Get a Formal Offer
A House Move will contact you to discuss your property and make an offer in principle (subject to contract and appraisal/survey).
3. Choose Completion Date
If the offer in principle is acceptable, we will arrange appraisals of your property by local estate agents or a surveyor, free of charge and no obligation. If you choose to accept our offer, both parties then agree a completion date (exchange and completion are usually done simultaneously unless clients request otherwise).
4. Completion
On your chosen date, the house sale process is completed and your solicitor will transfer the balance of the funds to you after all loans / mortgages have been paid (if any outstanding).
Offer in Principle & Formal Offer
If you need to sell your house fast for cash, A House Move will provide an offer in principle.
If this is accepted the property buyer team will then instruct our Asset Management Company to arrange a valuation of your property. As part of the due diligence process, A House Move will instruct two valuations for your property. There are no costs or obligations for homeowners throughout this process.
Upon receipt of the valuation report A House Move will then make a formal offer subject to contract and RICS survey.
If A House Move’s offer to buy your house is acceptable, solicitors and a RICS Homebuyer Report will then be instructed. We cover legal costs for our recommended solicitors or contribute £500 towards your own solicitor’s fees.
Once A House Move are in receipt of a satisfactory Home Buyers Report & Report on Title (from the solicitors), A House Buyer can proceed immediately to sell house quick and achieve a fast house sale.
If either of the reports should have a detrimental impact on value (e.g. faulty roof / structural damage), A House Move may have to amend their formal offer to reflect this change in circumstance or withdraw. To be transparent, customers are entitled to review any of the reports provided by our surveyors or solicitors at any time. Offering a transparent, open and honest service is core to being regulated by the RICS, TPOS & NAPB (Royal Institution of Chartered Surveyors, Property Ombudsman & National Association of Property Buyers).

How long will it take to receive an 'Offer in Principle' and a 'Formal Offer'?
Every sale is different, and we’ll establish a timescale that works best for you. However, we aim to present you with an offer in principle within 24 hours and complete the sale, alongside providing you with a final offer, within 2-3 weeks.
Can A House Move buy any type of property?
Yes. Regulated by independent bodies such as the NAPB, RICS and NAEA, we can purchase any type of property in England or Wales.
How does A House Move value properties?
Our offer in principle is based on the information you provide as well as our own online research. If this is acceptable, we will then arrange at least one independent valuation to be carried out either by an estate agent local to your property or an RICS chartered surveyor, all free of charge.
Do you purchase the properties yourself or do you act as a broker to investors?
A House Move are a direct purchaser of property. If the company says they act as a broker, you should avoid them at all costs. They are reliant on potentially unstable investors.
Are you cash buyers or are you reliant on a mortgage?
A House Move are cash property buyers. Property buying companies may claim “we buy any house” but if they need a mortgage you are better off going elsewhere. Mortgages can take up to 12 weeks to go through and are becoming increasingly difficult to get through mortgage lenders.
